Pet Restrictions

Household pets shall not be kept, bred or maintained for any commercial purpose and shall not become a nuisance or annoyance to neighbors.  Pets that are of a known vicious breed, such as "Pit Bulls," "Bull Terriers," "Chows," or "Rottweilers," are not permitted.  Additionally, dogs that are purebreds or mixes of the following breeds are prohibited: Akita, Alaskan Malamute, Doberman, German Shepard and Great Dane.  A reasonable quantity of fish (maximum tank size: 50 gallons) or other usual and common household pets may also be permitted to be contained in a home, pursuant to the rules and regulations adopted by management, as amended from time to time.  Only domestic cats are permitted to be kept in homes.  No animals, wildlife, livestock, reptiles, poultry, or exotic pets of any kind, shall be raised, bred, or kept in the building or any home.  Those pets which, in the sole discretion of management, endanger health, safety, have the propensity for dangerous or vicious behavior, make objectionable noise, or constitute a nuisance or inconvenience to other residents of the building shall be removed upon request of management.  Residents must pick up all solid wastes of their pets and dispose of such wastes appropriately.  All pets (including cats) must be kept on a leash of a length that affords reasonable control over the pet at all times, or must be carried, when outside each home.  No pet may be kept on a balcony or terrace for any amount of time.  All residents are required to use the elevator(s) designated by management, from time to time, when they are with their pets.  Any violation of the provisions of this restriction shall entitle management to its respective rights and remedies, including, without limitation, the right to fine residents and/or to require any pet to be permanently removed from the building.  No animal is authorized without management's prior written permission and the execution of an appropriate addendum to your lease agreement.

Management shall have the right, at any time, to require that any pet to provide a DNA sample, which sample may be taken by swab of the interior of such pet’s mouth.  Management shall have the right to have any pet feces tested for purposes of matching such feces with the DNA on file with management and, in addition to any other remedy provided to management under the lease agreement, or under applicable law, shall have the right to fine residents for each violation of the foregoing restriction.
